Payment Deadline: The outstanding balance of €115,000.00 must be paid in full to the escrow account of Cornerstone Homes LLC no later than September 20, 2026. Upon receipt of the full purchase price, the final title transfer will be recorded in the Land Registry.

Transfer of Ownership
Conditional Transfer of Title
A priority notice of conveyance in favor of Mr. & Mrs. Karl Elfriede was registered in the Land Registry of the District Court of Bad Mergentheim on August 28, 2026. The final title transfer will be executed upon full payment of the purchase price of €185,000.00. Upon payment and registration, the buyer shall receive unrestricted ownership of the property including all rights and appurtenances.

Rights & Obligations
Clear Title: The property is conveyed free of all liens, mortgages, and encumbrances. No third-party rights exist on the subject property.
Property Transfer Tax: The real estate transfer tax at a rate of 5.0% (Baden-Württemberg) shall be borne by the buyer and is due upon receipt of the tax assessment.
Notary & Registry Fees: Costs of notarization and land registry recording shall be borne by the buyer in accordance with statutory provisions.
Transfer of Possession: Possession, use, and liabilities of the property shall pass to the buyer upon full payment of the purchase price. Key handover takes place on the day of title transfer.
Property Condition: The property is sold in its inspected condition. The seller warrants that no hidden defects are known.
Right of Withdrawal: Should the outstanding balance not be received by September 20, 2026, the seller reserves the right to withdraw from the contract.
